SUMMARY OF POSSIBLE FEES AND CHARGES TO LANDLORDS
River Habitat is a member of:
(1) The Property Ombudsman Scheme (https://TPOS.co.uk)
(2) ARLA and the ARLA Client money Protection Scheme (http://arla.co.uk)
LEVEL OF SERVICE OFFERED:
1. Letting Only Fees 12% of rent incl. VAT
· Collect and remit initial months’ rent received
· Collect Security Deposit for transfer to Landlord or to Landlord’s Tenancy Deposit Scheme
· Negotiate contract (amending and agreeing terms) and arrange the Tenancy and agreement [if required]
· Deduct any pre-Tenancy invoices
· Negotiate renewal process in last 3 months of the Tenancy if required
· Fees applicable on renewal
2. Rent Collection Fees 2.4% of rent incl. VAT
· Collect and remit the monthly rent received
· Deduct commission and other works
· Provide full rent statements to Landlord showing rental income and all deductions with copies of all invoices
· Pursue non-payment of rent and provide advice on rent arrears actions
· Submit rental income report to HMRC and to Landlord as required
· Negotiate renewal process in last 3 months of the Tenancy if required
· If relevant, to submit non-resident Landlords receipts to HMRC i.e. to remit and balance the financial return to HMRC quarterly and annually – and respond to any specific query relating to the return from the Landlord or HMRC
3. Full Management Fees 4.8% of rent incl. VAT
· Collect and remit the monthly rent received
· Pursue non-payment of rent and provide advice on rent arrears actions
· Deduct commission and other works
· Advise all relevant utility providers of changes
· Arrange routine repairs and instruct approved contractors (providing two quotes)
· Hold keys throughout the Tenancy term
· Provide full rent statements to Landlord showing rental income and all deductions with copies of all invoices
· Submit income/tax report to HMRC and to Landlord as required
· Negotiate renewal process during last 3 months of the Tenancy if required
· If relevant, to submit non-resident Landlords receipts to HMRC i.e. to remit and balance the financial return to HMRC quarterly and annually – and respond to any specific query relating to the return from the Landlord or HMRC
· Register Landlord and Tenant details and protect the security deposit with a Government-authorised Tenancy Deposit Scheme
· Provide the Tenant(s) with the Deposit Certificate and Prescribed Information within 30 days of start of Tenancy
· Negotiate the claim against the Tenant’s deposit, liaising with Landlord and Tenant to reach agreement on the deductions. To pay over any portion due to the Landlord.

Only charged where it is necessary to prepare the property to a professional standard of cleanliness at the start of a new Tenancy. This may be the case where a property is being let for the first time.
Deposit Registration Fee £50.00 incl. VAT
· Only applies to Letting Only Tenancies where the Landlord requires this service.
